Being both owners and renters of other properties, we have stayed in a number of villa communities over the past 20
years and from our experiences, we want to make sure that your visit to the Orlando, Kissimmee and Walt Disney World Resort
area is as enjoyable as possible!
Throughout the area there are countless fantastic villas,
condos and other properties which can be rented. Although they may appear similar, each property will be
unique and equipped to the owner's specification.
Whereas the majority of websites focus purely on the rental properties, at Disney Villas Florida, we present a
picture that is genuine, impartial and with the added insight of the villa locality. For an area that is in
excess of 400 square miles, location and travelling times should be considered. If
your intent is to visit the major theme parks, surely you would want to be nearby?. Alternatively,
if you want to shop 'til you drop,
relax in the Florida sun or play golf - why be close to the parks? Everyone visits for different reasons
- not just to see Mickey and Shamu! Disney Villas Florida provides visibility on where you will be
staying.

should I book direct with an Owner rather than through a Travel Agent? |
|
|
If you are looking for the best deal, then booking direct is always going to give you the best deal -
especially as there will be no unnecessary overheads. Another reason, which is possibly more important, is that you
will know exactly what you are getting for your money and can see pictures of (and read about) the actual property you will be staying in.
There are a vast number of properties in the area and by booking direct, you can choose one that meets your requirements in terms of both amenities and budget.
Disney Villas Florida only includes rental properties that are let direct by Owners or their representatives.

| Do
I book with Disney Villas Florida or the property Owner? |
|
|
Although the property is advertised through the Disney Villas Florida
website, all bookings are made directly with
the property owner. Once you decide to rent a property, all bookings are
made under the terms and conditions set by the property owner. As these may vary from property to
property, we would always recommend you understand what the costs are, including: booking deposit,
security deposit, when these should be paid and what the cancellation policy is. If you are unsure of what this may
entail, either contact the Disney Villas Florida team or for specific property booking conditions, always
contact the property owner.
Disney Villas Florida acts as a referral site to the owners of the properties. Owners are
responsible for the accuracy of their adverts, in accordance with the Advertising Standards Authority.
The rental agreement is always undertaken between the owner and renter, as such, Disney Villas Florida is
not responsible for the terms and conditions associated with booking a specific property.

| How
do you know the properties actually exist? |
|
|
To avoid fraudulent advertisers, Disney Villas Florida will always confirm that a property is
legitimate before being included on the website. Thereafter, we undertake periodic audits to ensure
properties should remain on the website and also request that the owner verifies ownership of their property on a six
monthly basis. The verification process is undertaken by comparing owner documentation against Florida county records. Where a property has been verified within the last six
months, it will show 'Ownership Verified' alongside.
Should we ever receive feedback relating to the inappropriateness of an advertised property,
then this would be removed until investigated.

| Why
should I stay in a rental property rather than a hotel? |
|
|
Well – countless reasons!
Starting with the obvious - space and privacy. Instead of being confined to a restrictive, impersonal hotel room, you will have all the comforts of home and much
more! There will be separate bedrooms for the family, a living room to relax in and watch television, a dining
area to eat at and should you want a homely night in - a fully equipped kitchen! With all
the kitchen essentials and laundry facilities being provided, why overpack the clothes - simply wash them. This will
leave more space in the suitcase for purchases and less chance of being charged for overweight baggage. The list
of reasons for staying in a rental property goes on and we have not even mentioned your own
private swimming pool and sun-beds! On top of the minimum specifications for properties, some may have added
extras such as games consoles, pool tables, extra televisions in the bedrooms, board games, Wi-Fi Internet or even
books for reading by the pool!.
If you are looking for specifics within your rental property use the 'Filter' list to see what extras are
provided. Where a property has an advertised games room, this is possibly utilising the garage space
- in which case, if you are looking to park your vehicle out of the Florida sun, we would recommend
checking with the owner before booking.

do I find my ideal rental property ? |
|
|
Even if you have visited the Orlando and central Florida area before, what with the choice of rental
properties available, the price, size and location, the dilemma to select the appropriate property
presents an incredibly confusing picture. Unlike when booking a villa through a travel agency, we feel it is very important for any guest to know
exactly which property they are renting. Furthermore, we believe it is important to know what amenities
are nearby and just how far from the attractions, golf courses and restaurants you
will be.

of some of the villa rental communities, with information, reviews, distances to a number of key
destinations and- with the option to order by proximity to these destinations. |
| Villas by Number of Bedrooms |
Provides lists of all the advertised villas and condos by the number of bedrooms they offer e.g. 2
or 3 bedrooms, 4 bedrooms, 5
bedrooms and 6 or 7 bedrooms.
This is possibly the most common way to initially select your ideal rental property. |

Should you have a preference where to stay, the rental properties are grouped by their approximate
location. This includes those villas around US27
and Clermont (west of Walt Disney World), those which are more Central
(around the Maingate area) and those near Kissimmee
and US192 (east of Walt Disney World). |

Possibly the simplest means to gauge what is available. This sends a request for availability
on specific dates to all owners. You can then compare what is available, the price and decide

| What
about a private pool and what direction is best? |
|
|
Many of the properties featured on this site have their own private swimming pool - which may be
fully screened to keep out any bugs. For the cooler months, the option to heat the pool (to around 86°F) may be
available, for which there is usually an additional charge. For those who just want to relax, some properties
offer a spa (jacuzzi) or hot tub.
Where a property does not have a private pool, almost certainly there will a communal
pool. These tend to be bigger, possibly have other amenities alongside e.g. a bar and also
provide the chance to meet other guests.
When selecting a property with a private pool, there is a myth that south facing is
best. This is not necessarily the case - it depends on what you want. All pools are
built for sun-bathing, with south facing pools attracting the sun for the majority of the day.
However, depending on buildings alongside, covered areas and a host of other reasons - they may offer no more than non-south
facing pools.
Before booking any property with a private pool, bear in mind the strength of the Florida sun, the length of time you expect to be around the pool and
necessary covered
areas for children and small babies, .

| Is
it acceptable to ask for discounts when enquiring? |
|
|
Firstly, if you are looking for a last
minute deal or wondering what special promotions owners may be offering, we would recommend viewing
the specific page advertising these. Beyond that, any discounts offered when enquiring are
always made by the owner of the property and at their discretion. It is possible owners may offer
discounts for longer stay bookings.
Prices for renting villas and condos in the Walt Disney World area are already highly competitive
and offer great value for money - especially when comparing to the cost of a hotel room. It is worth noting that the rental prices will reflect the upkeep and
running costs associated with the property. Also the price you pay will include sales tax, which has
to be paid to the local authorities by the owner.
Where you have a budget for renting, it is advisable to send your enquiry to as many owners as possible
(e.g. by including all properties of a certain size) and state your budget in the 'Anything else?' box.
Rather than offending an owner by asking for an unrealistic price, you should always look at other properties beforehand.
There is no harm in asking for a discount, but please do not expect it. Consider that airlines, car hire companies and theme parks
do not accept 'offers' - villa owners are no different.

does 'Wheelchair Accessible' imply? |
|
|
'Wheelchair Accessible' showing against a property, implies that the owner believes the property is suitable for persons in a
wheelchair or with limited mobility. This may entail a ramp for entry, low level bathing or shower cubicle and wide doors.
For two storey properties, there is possibly a ground floor bedroom and bathroom. For full
details regarding wheelchair access, we would always recommended you contact the owner of the property.

if I need more information about a property? |
|
|
Should you have a question or require clarification about a property, simply complete
the enquiry form for
just that specific property - ensuring you enter any questions you have in the 'Anything Else?' box. Other than what
details are
included against advert, Disney Villas Florida is unlikely to be able to provide specifics on booking terms and conditions for
individual properties. Many owners will have their own website
or brochure which should contain such information.

do I go about booking a property? |
|
|
To book a villa for your visit to the area, first you will need to contact the owner - by
entering your details in the enquiry
form at the footing of each advert. This can be used to check for availability of your
preferred dates and the price for booking. You also have the option to include additional properties
when sending an enquiry. Depending on how many properties you
elect to send your enquiry to, an e-mail will be sent direct to the relevant property owners.
Where only a single property is selected, you will always receive a reply indicating whether
your dates are available and what the rental price will be. Where many properties receive your enquiry e.g.
All 3 bedroom properties,
only those owners who can accommodate your dates will reply. You can send as many enquiries as need
be - with no obligation to book. Also, for managing those villas which suit your stay there is a Property
Shortlist, which can be used to compare properties later
on. |

For each enquiry you
submit, always double-check your contact e-mail address. Not only will a copy of the
enquiry be sent to your contact e-mail address, but it is also where the property owners will respond to.
If you do not receive a copy of the enquiry within 30 minutes of submitting it, the chances are that an
invalid or misspelled contact e-mail address was entered. Note that your enquiry will only be sent to owners
of the relevant properties and never to third-parties. If you receive a response from anyone
not
advertising on the website, we would request that you forward this to us to deal with; as we do not wish
anyone to be troubled with
unsolicited e-mails. On the other hand, if after submitting a specific property enquiry you fail to receive a response within
five days, again please make the Disney Villas Florida Team aware. Every owner will have their own booking procedure, which will
typically involve completing a
booking form and payment of a deposit to secure the booking. When confirming a booking, the owner
will make you
aware of the procedures, including when the balance of the booking cost is payable and when details of the property
will be made available. Should you have any questions relating to the booking procedure, they should be
addressed directly to the owner. When you book a property through the
Disney Villas Florida website, always contact
us to confirm details. This can be done through the enquiry e-mail.
Please note that it is at the owner's discretion as to whether the villa address is released prior to
receipt of the final payment. If the address is required for registering with ESTA, this needs to be
completed at least 72 hours in advance of travel.

| What
do I do if I have a problem in the property? |
|
|
You may feel concerned that because you are not booking a package holiday with a tour
operator that you will have no representation while you are in Florida.
However, this should never the case. All owners should provide details of their local
Management Company who you should be able to contact in the event of a problem. Most properties will also have a
‘Villa Guide’ (or manual) inside the property that will give various contact details, including local doctors,
hospitals and emergency services.

accurate are the local Community details? |
|

the driving distances calculated and where are they taken to? |
|
|
All mileages displayed are taken from Google maps to specific central destination
points and using the suggested driving route. They are not estimated or biased to any community.
Considering the distances from the communities, these will factor in nearby shops, eateries, specific larger supermarkets (namely
WalMart, Publix and Target) and amenities. However, it is possible that other smaller shops may be
closer. For golf clubs, only public courses are listed. For all mileages listed, Google
Map references are used to determine distances to listed attractions and shopping outlets. Considering the
vast size of Walt Disney World resort, although there are a number of theme parks, an accepted central point is Downtown
Disney (including Marketplace and Pleasure Island), which is where the shops, bars,
restaurants and shows are located. For some rental communities, other areas of Walt Disney World may be
closer. Take note however, that the gates of Disney are sometimes the quoted reference point - which is fine,
except they may be a number of miles away from the attractions or visited areas. View the Orlando
Area map for details of reference points.
For the international airports, routes to Orlando International are generally along the SR417 Florida Greenway,
or the SR528 Beachline Expressway . Both of these are toll roads, but offer the quickest times and most
direct routes. For Sanford airport, the quickest route is normally SR417 Florida Greenway, although
Interstate 4 is an option. Bear in mind, although the distances to the airports
may appear considerable, this is a route you are likely to do only twice - once from and once back!
