The community of Sandy Ridge is one of the best kept secrets in Orlando! The sub division was completed in 2009 so there is no building work to disturb you. Although the postal area is Davenport, it is closer to Kissimmee. The area zip is 33896. Sandy Ridge is one of the newer developments located right alongside the Prestigious Champions Gate and Reunion Golfing Resorts. This is one of the best locations for visiting all Florida attractions. Disney world can be reached within 10 minutes. Universal Studios, IOA and Sea world are all within 30 minutes. The Gulf or Atlantic Beaches are just over 1hrs drive. The direct route from Orlando International, Sanford or Tampa International Airports makes this the perfect location. The community itself is 16 years old, set in a conservation area with each home having a either a woodland or lake view. The homes are painted in tranquil pastel colours with no 2 homes next to each other the same. The community is complemented by a children's play area. Exit 58 (Champions Gate) from Interstate 4 (I-4) is just minutes away as is the 192 (marker 5) and Highway 27. Security Although Sandy Ridge is a lovely safe and peaceful community we employ a manned 24/7 Security Patrol and CCTV. We also have regular patrols from the local Sheriffs Department better than an unmanned gated community. Unusually the developer left large tracts of undisturbed conservation land with lakes and ponds throughout the community. This has become a wildlife haven that even includes otters! Several championship golf courses are also within minutes including Champions Gate, Reunion and Providence. This is the ideal location for anyone wanting a quiet location, close to the actions but with a feel of rural America. There is a FULLY equipped kitchen with electric oven/hob, microwave, dishwasher, double sink with disposal unit, large fridge/freezer and pantry. The breakfast table seats 4 and there is further bar seating for 3 people. The dining area has a circular table which seats 6 and this is open plan with the family living area which has comfortable cream 3 seater and 2 seater sofas, single rocking/recliner armchair and entertainment center with large flatscreen TV, DVD player, cable TV and patio doors to the pool area. In June we will be adding various board games, cards and Disney reading books etc for younger guests to play with if not to tired after the parks.
There are 5 bedrooms and 3 bathrooms, of which two are master en-suites.
The first master bedroom has a QUEEN 4 poster bed, flatscreen TV, walk in closet and en-suite bathroom with shower, basin and WC. Master bedroom 2 has a KING size bed, walk in closet, flatscreen TV and en-suite bathroom with shower, basin and WC. There are 3 further twin bedded rooms each with a TV and double closet. Family bathroom has bath/shower, basin, WC and door to pool area.
Outside there is a SHADED lanai area with patio table seating 4 and a fully screened in pool and JACUZZI with good sized patio deck and 2 sun loungers. The rear of the property looks onto LUSH VEGETATION as does the left side. The ONLY neighbour is to the right of the property so VERY private and secluded.
In the garage which has been converted to a GAMES ROOM is a 9FT X 5 FT SLATE POOL table WITH BRAND NEW clothe A DART BOARD and TABLE FOOTBALL game, as well as a couple of comfortable chairs. The washing and drying facilities are also located in the garage. There is also a VERY LARGE floor mounted fan that swivels to cool the room down. We will be adding a second set of ENGLISH pool balls reds and yellows. you will also find BABY STROLLER FREE use should you need one.

I can't see any reason not to award this fantastic villa 5 stars, lovely clean, very well equipped ideally situated villa. the pool / hot tub jacuzzi were also extremely well performing in terms of heating & powerful jets. For us personally having 2 sides backing onto the conservation reserve was fantastic & sandy ridge itself is a lovely very safe feeling community. John was extremely helpful & fantastic to communicate with throughout so 5 stars all round."

All that you need from a holiday villa & a great setting looking out the back at the woods. Close to the i4 (motorway to us Brits!) & easy to reach all the theme parks & restaurants etc. You`ll have to go a long way to find a better villa & helpful owner & management team. Take it from us, we`ve stayed in many villas & paid a whole lot more & got a whole lot less!.... MICKEYS DISNEY VILLA is Value for money.. Pleasant outlook.. One of the newer communities situated in the peacefulness of the orange groves that border CR532 and Old Lake Wilson Road. Sandy Ridge offers a variety of well-presented rental properties from the smaller single-storey 3 bedroom villas to the bigger 5 bedroom villas - all of which are built around a series of ponds and lakes.
Being aside from the hustle and bustle of the attractions, there are a number of golf courses in the local area - including the fantastic Championsgate, Mystic Dunes and Reunion courses.
With this area still being developed, the number of local shops and restaurants may be limited. The nearest supermarket for those everyday essentials is Publix, which is located just under 2 miles away at the intersection of South Orange Blossom Trail and Ronald Reagan Parkway. Head for a couple of miles towards Lake Wilson Road / Interstate-4, the eateries are more plentiful - namely: Pizza Hut, Wingstreet, Chilis, Beef O'Bradys. There is also another Publix supermarket and a 7-Eleven located alongside. You will also find more shops at Championsgate on CR532 and if you are looking for the nearest WalMart Supercenter, this is on US192 near to Medieval Times. Highway US192 also has an abundance of shops, restaurants and attractions.
